EWS1 were introduced to give lenders confidence that a building’s external wall system is compliant with the right standards or if works are needed.

If you’re staircasing or selling your home, you may need an EWS1 form.

Issue with a contractor called Tri Fire

We’ve heard some lenders are rejecting EWS1 forms completed by contractor, Tri Fire, due to concerns around validity.

We don’t believe we’ve instructed Tri Fire for EWS1 forms directly, but our contractors might have used them as a subcontractor. We’re checking all our records to establish if they’ve been used.

Where we don’t own the building, we’re checking with freeholders and their managing agents to see if they’ve used Tri Fire. Where this is the case, we’re asking them what they’ll be doing to address lenders’ concerns.

Our enquiries will continue throughout this month, but please contact us if your lender rejects your EWS1 form.

If we find cases where Tri Fire provided the EWS1 on buildings we own, we’ll immediately instruct a different contractor to do an assessment. This process might take a couple of weeks, but we can work with you to provide more detail for your lender in the meantime.
