Support for residents wishing to move
Our Sales Services Team is here to help leaseholders who need to sell or would like to explore a buyback.
If you want us to consider a buyback, your home needs to be actively marketed first, in line with our policy. Using a dual marketing approach can help reach more potential buyers. If a buyer cannot go ahead because of building safety concerns, we can use that evidence to show the home is currently unsellable for buyback purposes.
Some lenders may still be willing to offer a mortgage without an EWS1 form, depending on the situation. Our team will give you clear guidance and any documents you might need to help you progress a sale where possible.

New rent and estimated service charges – 20 February 2026
The Personal Service Charge shown on your new rent and estimated service charges (covering April 2026 to March 2027) represents the premium you pay for building insurance.

We’ve carried out repairs to several balconies at Norfolk House as part of our ongoing commitment to safety and the upkeep of the building.
Update on building safety works – 10 February 2026
Since our last update on 20 January, we’ve continued working with Galliard on the building safety works needed at Norfolk House. Galliard has now shared a set of agreements, which also involve the NHBC. These documents outline the work to be carried out and the standards it must meet. All parties need to approve them before Galliard can begin work on site.
We had expected to receive comments from NHBC during the week beginning 26 January. Unfortunately, despite several follow‑ups, we haven’t yet received their feedback. Until we have this, we’re unable to finalise the agreements.
We’ve also asked Galliard to confirm how long they would need to prepare and get started once everything is signed. This will help us give you a clearer idea of when work is likely to begin.
We’ll share another update as soon as we have more information.
Update on building safety works – 20 January 2026
We’re still in active discussions with Galliard about how the fire safety defects at Norfolk House will be addressed. There hasn’t been any significant change since our November update. We’re working through the agreements and funding steps needed with the developer and will share more information as soon as we can.
Update on building safety works – 14 November 2025
Following our noticeboard update on 6 November 2025, we completely understand that the ongoing uncertainty around when the remedial works will be programmed is frustrating, and that clear timelines are important.
We share your desire for progress, and we want to reassure you that we're actively working to move matters forward. Galliard’s solicitors have this week advised that Galliard is currently awaiting approval of MHCLG (Ministry of Housing, Communities and Local Government) funding in order to formally appoint an external consultant team. Once appointed, this team will prepare the technical documents needed and confirm a lead-in time for mobilisation on site.
In addition, we're working with Galliard to agree the forms of the necessary contracts in advance of receipt of the MHCLG funding in order to ensure there is no delay once the funding has been received and the technical documents prepared.
Once Galliard are able to start on site, the project is anticipated to take around 51 weeks and we will liaise fully with residents in advance of the works being programmed.
We're working closely with Galliard to progress the remedial works as quickly as possible. In addition, we will be engaging directly with MHCLG to help accelerate the process and ensure matters move forward.
Your safety remains our top priority, and all current measures in place continue to meet building safety requirements.

Update on building safety works – 6 November 2025
We remain committed to completing building safety works at Norfolk House.
We understand residents want remediation carried out immediately, however, this type of work is complex and needs to be carefully planned – ensuring it meets all government guidance. We remain in close contact with Galliards as we look to finalise arrangements for the works.
Your Property Manager, Olu, will continue to communicate with you and notify you if there are any further updates. We’ll arrange a residents' meeting once the arrangements for the works are finalised.
In the meantime, we continue to have measures in place to ensure you remain safe in your building. Norfolk House now operates a Simultaneous Evacuation policy, meaning all residents must leave the building immediately if the fire alarm sounds. A Grade A fire alarm system has been installed in communal areas to support this strategy.
These measures are temporary; they'll remain in place until remediation works are complete. Personal Emergency Evacuation Plans (PEEPs) are available for anyone needing assistance.
To reduce fire risk, we ask you NOT to store combustible materials, smoke, or use barbecues on balconies, and familiarise yourself with the fire action notices displayed in communal areas.
