It’s essential before reletting a garage that we carry out inspections, lock changes, clearances, or repairs.

These tasks are carried out by regional operational teams, and they are presently focused on the organisation’s repairs transformation programme and essential repairs to residents’ homes. As a result, we’re unable to prioritise inspections and garage related repairs on empty garages. 

Until an inspection is completed, we’re unable to confirm:

  • whether the garage is structurally lettable
  • whether repairs, safety work, or security measures are required
  • whether it can be added back into circulation for allocation.

We also may hold garages back from allocation where:

  • repairs, inspections, or safety checks cannot be carried out
  • operational resources are unavailable
  • budget cannot be assigned to non-essential repair areas
  • prioritisation must be given to essential resident repairs

When we’re able to let garages following the checks required, we’ll contact those on the waiting list that are eligible. Where there is no waiting list, we’ll add them to our website.

FAQs

Residents have priority garage rental (tenants, leaseholders and shared-owners), but we will also consider non-residents.

Garages are allocated in line with our standard allocation criteria, which are designed to ensure a fair and transparent process.

When a garage becomes available and is confirmed as lettable, we apply the following priority order:

  1. Waiting List Order – Garages are offered on a first come, first served basis according to the date applicants joined the waiting list.
  2. Residents First – Priority is given to Southern Housing residents over non residents.
  3. Blue Badge Holders – Applicants with a verified Blue Badge receive additional priority.
  4. Good Tenancy Standing – Residents who do not have rent arrears or other debts owed to Southern Housing are prioritised.
  5. Single Garage Allocation – Priority is given to residents who do not already hold a garage tenancy.

You can use your garage to store a vehicle or your personal goods and furniture, but we ask that you don’t use it as a workshop.

We do not allow you to store pets, people, commercial goods, perishable goods, illegal goods, un-taxed or un-roadworthy vehicles, flammable or explosive substances in the garage.

You may be responsible for repairs to your garage.

Please check our Repairs Policy for a list of repairs you are responsible for. If we are responsible for a repair, you must let us know immediately. 

Repairs Policy

Ending your garage rental agreement

If you currently rent a garage from us and wish to terminate this agreement then you can do this by  contacting us.

By ending your agreement, you are agreeing to the following: 

  • You are confirming that you are giving us one full week’s notice to end the rental of your garage.
  • The termination date is always a Sunday. As we must have one clear week’s notice prior to termination of the agreement this means the time it takes for your agreement to end will differ depending on when you give notice. E.g. if you give notice on a Tuesday, the termination date will be the Sunday 12 days later
  • You will clear the garage of all goods and rubbish and return the keys to the area office on or before 12 noon on the Monday immediately following the end date.
  • You understand if you don’t return the keys on this date, your licence will still end and Southern Housing will change the locks.
  • If Southern Housing has to clear goods left in the garage, change the locks, or carry out any repairs which are your responsibility, you understand you’ll be charged for the work.
  • You understand Southern Housing has the right to sell or otherwise dispose of any goods left in the garage after the termination date.
